The Problem
Dubai property leads are expensive, competitive and perishable. Sobha was getting enquiries, but the value was leaking after the click: enquiries sat in an inbox until an agent was free, follow-up depended on who remembered, and there was no reliable way to tell which campaigns were producing buyers rather than form fills. Spending more on ads would only have made the gap bigger.
What I Built
Two halves of one system. On the front end, a Facebook ads structure built around the buyer, not the platform: tight audiences, creative that spoke to genuine purchase intent, and testing that cut spend on anything that produced browsers. On the back end, a custom lead flow sequence in n8n: every lead is captured the second it submits, enriched and scored, routed to the right agent, and put into an automatic multi-touch follow-up across the channels buyers actually reply on. Nothing waits for a human to notice it, and every reply, booking and outcome is written back so the campaign data reflects real sales, not just leads.
The Result
AED 1.4 million in property sales from roughly $5,000 of ad spend. Response time to a new lead dropped to seconds, no enquiry went unworked, and the reporting made it obvious which campaigns to feed and which to switch off.
